When you are buying a family/holiday home or a plot of land(PARSEL) you will soon discover that Turkish properties have an excellent investment potential.

Purchasing a property in Turkey is a lot easier & is a more straightforward process than most other countries. You are able to purchase land or property in your own names if the property fallswithin the boundary of towns & cities. Foreign citizens are not allowed to buy first-degree agricultural land and they are also not allowed to buy property or land within a natural or historicial preserved site or near military zones.

The buying process is quite simple in Turkey. Once you have found the property you wish to buy you will need to pay a small RESERVATION DEPOSIT in order not to lose the property to another buyer.Then once you are satisfied with everything in the property you will be required to pay ACTUAL DEPOSIT which is 10% of agreed price.

Then foollow the way;

  • Go to the tax office to get the required tax reference number;
  • a Turkish bank account;
  • Then to the notary and arranged the necessary translator.    

    The Notary(Lawyer) will then draw up a private contract between the buyer and seller or between their legal representatives.

     The following stage is to obtain your Title Deed(TAPU) from registry office .The time scale for completion the deed for non Turkish citizens can take up to 6/8 weeks to receive approval letter for purchase from the relevant headquarters. Once this is done you will then need to make the final payment & the transaction is completed by going to the land registry office & changing the ownership names on the Title deed.

     BUYING LAND

    When looking for a plot (parsel) you must bear in mind there are different types of land in Turkey . Some types of land have building restrictions. The price can vary greatly between the different types. You must be sure which type you are buying. To check a plot of land you will need to look at the town plans which can be found at Town Hall.

     The Town Hall will confirm which type of  land you are buying & how large the construction can be on it.

     Taxation: A 1.5 % duty for the purchaser and seller must be paid. Normally purchaser pays the sellers part. There is also annual tax which is 0.1% for a house and 0.3% for developed land, this iscollected by the local goverment. There is tax exemption for 5 years for new properties and all properties are subject to revaluation every five years for tax purposes. All monies can be transfered out of Turkey easily at any time.
